Bottom-up by room
Each space carries a low / mid / high band for its depth of work — refresh, full refit or structural. Your project total is built up from the rooms you actually want touched.
Live local build cost
Add your postcode and we anchor the headline range on live PropertyData build-cost for your area — the real local £ per square foot, not a UK average.
Regional adjustment
Where local data isn’t available we fall back to a regional multiplier — London ~25% above national average, the Midlands roughly on average, the North 8–10% below.

What this tool isn't
A range, not a quote. Real quotes need real builders looking at the real site.
- Bespoke joinery, specialist materials, planning conditions and abnormal groundworks all sit outside the band.
- Kitchen / bathroom appliances and furniture are excluded by default — choose a deeper scope to include premium fittings.
- Listed-building consent, conservation areas and party-wall agreements add cost and time we can't model from a postcode alone.
- Quality matters more than price at the bottom of the range — Verified Premium builders typically sit mid-range or above.
