Mid-spec UK self-build typically £1,900 to £2,600 per square metre, before plot. Premium spec and bespoke architectural can push £3,800+. Use the Cost Planner for a postcode-adjusted range.
Do I need a structural warranty?
Yes. Most lenders require a 10-year structural warranty (NHBC, LABC, Premier, ICW). Builders on Compare Builders flag warranty options early and the cost is folded into the build budget.
How long does a new build take?
Single-plot detached builds typically run 9 to 14 months on site after planning. Pre-construction (planning, design, building control) is another 6 to 12 months. Multi-unit and bespoke run longer.
